A “ladybird deed” is a type of quitclaim deed where the owner has total control of the property during their lifetime but then avoids probate for the property when they die by naming a person (or people) who will receive the house upon their death. Ladybird deeds can be part of a trust package, as a standalone deed, or as a useful tool to protect your home from creditors’ claims after you die.
While Lady Bird Deeds are primarily used to avoid probate, disputes can arise regarding their validity or the intentions of the grantor.
